Acquisition | EMPIRIC STUDENT PROPERTY PLC | 28th January 2026

Initially on June 5, 2025 EMPIRIC STUDENT PROPERTY PLC received an Acquisition offer from UNITE GROUP PLC, which both companies reached an agreement on August 14, 2025 with a cash and share offer of 0.3075 GBP in cash and 0.085 UNITE GROUP PLC shares per EMPIRIC STUDENT PROPERTY PLC share. The Acquisition proposal was approved at the Court and Shareholder Meeting held on October 6, 2025 and has received Regulatory Approval on November 27, 2025. Pending the completion of the Court Sanction Hearing, the Acquisition is expected to be competed on January 28, 2026. Trading in shares of EMPIRIC STUDENT PROPERTY PLC is expected to be halted effective January 28, 2026.

The treatment below will be applied to the following indices:

• EMPIRIC STUDENT PROPERTY PLC will be removed from the Index.
• The weight of EMPIRIC STUDENT PROPERTY PLC (ESP.L) based on its last close price will be distributed pro rata to remaining Index constituents.
• Effective Date (open): 28/01/2026
