GPR Market Update August 2026

Four months of tailwinds, now a different breeze GPR 250 Index loses 3.4% in August 2026

After four consecutive months of gains, the picture started to change.

What had been a one-way move higher is now showing signs of fatigue. August 2026 proved a difficult month for the listed real estate sector performance, with all continents ending the month in negative territory. The GPR 250 Index fell 3.4%, with Oceania (-4.6%), Africa (-4.2%), Europe (-3.9%), Americas (-3.5%) and Asia (-2.2%) in decline.

H&R REIT to be acquired by a group of buyers

H&R REIT is set to be acquired by a group of buyers led by GO Residential REIT, which will acquire 27 properties and expand its portfolio fourfold in the deal. H&R REIT said that the cash and unit acquisition transaction is valued at about USD 4.8bn, or CAD 6.7bn, including the assumption of certain debt. The consortium of co-purchasers includes Blackstone Real Estate, Crestpoint Real Estate Investments, PSP Investments and a company controlled by the family of H&R REIT CEO Mr Tom Hofstedter.

Ingenia Communities Group to buy Peet Limited

Ingenia Communities Group offered to buy c in a deal to expand its presence in the Australian housing market. The proposal follows a period of softer sales volumes and prices in Australia's residential real estate market, and a government decision to trim tax concessions for investment properties in its May 2026 budget.

AEW UK REIT PLC drops plans to bid for peer

AEW UK REIT PLC said that it would not make a firm takeover offer to buy peer Alternative Income REIT PLC, despite support from the targeted company’s management board, citing opposition from rival bidder and Alternative Income REIT PLC shareholder Glenstone REIT PLC. AEW UK REIT PLC noted that Glenstone REIT PLC, which has an existing 25.4% stake in Alternative Income REIT PLC and is pursuing its own hostile takeover offer for the remainder, will not support the bid from AEW UK REIT PLC.
